Enclosed Lanai or Screened Porch?

Lanai Enclosure Installation for Homes Across Northeast Florida

An enclosed lanai is a covered patio attached to your home and closed in with screen or glass. A screened porch works the same way but usually sits at the front or side of the house. We build both, and we can join a lanai and a screened pool area into one connected design.

  • New lanai installation: custom aluminum frames sized to your roofline and slab.
  • Upgrade an existing enclosure: rescreen, add glass windows, or replace doors.
  • Lanai screened-in porch conversions: turn an open patio into an indoor-outdoor room.

Why homeowners enclose their lanai:

  • Protection from the elements, bugs and pollen
  • More indoor-outdoor living space for less than a room addition
  • Hurricane-rated framing built to Florida code

Lanai Enclosure Installation, Rescreening and Repair Across Northeast Florida

A lanai enclosure turns an exposed slab or covered patio into a space you can use right through a North Florida summer. ScreenWorks designs and builds custom aluminum lanai enclosures across Jacksonville, Orange Park, Mandarin, Ponte Vedra, St. Augustine and the beaches, matching the frame color, roof line and screen layout to the house instead of fitting a stock kit to it.

Most lanai work falls into one of three jobs. The first is a new enclosure over an open patio or slab, which is a structural project and is permitted as one. The second is rescreening, where the frame is sound but the mesh has gone brittle, sagged or torn and every panel is replaced. The third is repair, where storm debris, a failed fastener or a damaged door has taken out part of an otherwise healthy enclosure and only that section needs attention.

Screen choice matters as much as the frame. Standard fiberglass mesh is the usual starting point. No-see-um mesh has a tighter weave and is worth specifying near the marsh, the Intracoastal and the beaches, where the smallest biting insects get through ordinary screen. Pet-resistant mesh is heavier and stands up far better to dogs and cats that lean on the lower panels. We will walk through the options against your exposure, your budget and how the space is actually used before quoting.

Frequently Asked Questions

Can you rescreen a lanai without replacing the frame?

Usually, yes. If the aluminum frame, spline channels and fasteners are still in good condition, rescreening replaces the mesh panel by panel and leaves the structure in place. We check the frame first, because rescreening a frame that is already failing only buys a short amount of time.

Which screen should I choose for a lanai near the water?

No-see-um mesh. Its weave is tight enough to keep out the very small biting midges common near the marsh, the Intracoastal and the beaches, which pass straight through standard fiberglass screen.

Do I need a permit for a lanai enclosure in Jacksonville?

A new structural enclosure normally does. ScreenWorks handles the permitting and scheduling as part of the project, so you are not chasing the building department yourself.

Can you repair just one damaged panel?

Yes. Individual panels, screen doors and sections of framing can be replaced without touching the rest of the enclosure, provided the surrounding structure is sound.
